How the plan works
A rectangular single-story plan with the two-car garage at the front corner and the front entry beside the living room. An open spine runs the depth of the house — living, dining and the island kitchen — with the family room at the back. The primary suite, with a 12-foot walk-in closet, second closet and a bath with a walk-in shower, sits on one side; the study and laundry are beside the garage. Two bedrooms share a bath on the other side, and the guest suite at the front corner has its own bath and exterior entrance.

Cold-formed steel studs and tracks carry the loads. Noncombustible, dimensionally stable and not a food source for insects.

Structural closed-cell foam insulation
Sprayed into the wall cavity to fill every bay and seal the home against air leaks.

House-wrap moisture barrier
A synthetic drainage plane that keeps bulk water moving down and out, not in.

High-rib metal lath
A stiff metal mesh screwed back to the steel frame — the key the exterior cement coat grips onto.

Ferrocement exterior sheeting
A cement coat over the steel mesh. Hard, moisture-resistant and built to take the Florida sun.
